Around the Pond | Green Pond Real Estate™ | October 2025
People who discover Green Pond in summer sometimes assume it’s a seasonal place — a lake that peaks in July and goes quiet by September. Those people have not seen Green Pond in October.
The mountain ridge that ring the west shore of the lake rise 150 to 200 feet above the water. In summer, they are a wall of deep green that frames the lake and keeps it private and shaded. In October, they become something else entirely. The maples turn first — orange and red in the second week of the month — followed by the oaks, which hold their color longer and go a darker, richer red closer to Halloween. For about three weeks, the ridges are on fire, and every morning the lake reflects it back perfectly.
There is less boat traffic in September & October. The community is quieter — those who are here are here because they want to be, not because it’s peak season. Mornings on the lake this time of year have a quality that is genuinely difficult to describe: still water, cold air, the smell of woodsmoke from the houses along the lake, and a silence that you cannot find anywhere else within an hour of New York City.
This is also, not coincidentally, one of the best times of year to look at properties at Green Pond. With the summer crowds gone, you can see the lake and the community the way it actually is — not at its most festive, but at its most honest. The light through the trees in October tells you a great deal about what a house will feel like to live in.
If you’ve been thinking about making a move, fall is a surprisingly good time to start the conversation. Inventory is quieter, decisions are more considered, and the lake in October has a way of making the choice very clear.
