Around the Pond | Green Pond Real Estate™ | June 2026
We have been selling real estate at Green Pond since 1981. In that time, we have watched buyers discover this community for the first time — and we have watched the same thing happen, reliably, every single time.
They arrive expecting a nice lake. They leave understanding that they have found something they didn’t know they were looking for…. a pristine lake AND a community.
Green Pond is not easy to stumble across. It doesn’t appear on the tourist maps. There are no advertising signs on Route 23 or Route 80. The entrance to the community is understated almost to the point of invisibility. This is, of course, by design — Green Pond is a private lake community, and its privacy is not incidental to what it is. It is the whole point.
But it means that thousands of families in the New York metro area — families who would love it here, who would choose it over the shore or over a generic suburb without a moment’s hesitation — simply don’t know it exists. They’re searching for “lake house NJ” or “private lake community one hour from NYC” and finding Lake Hopatcong and Lake Mohawk and the Shore, because those are the places that advertise.
So consider this our advertisement.
Green Pond, New Jersey is a 2.5-mile-long, spring-fed, natural glacial lake — the cleanest lake in New Jersey and one of the cleanest in the Northeast. It is surrounded by approximately 450 homes owned by families who are, in the most literal legal sense, co-owners of the lake and the hundreds of acres of woodland surrounding it. No one can buy it out from under them. No developer can build on the shoreline. The community’s character is protected not just by sentiment but by ownership structure.
It is one hour from Manhattan. It is completely private. The water is extraordinary. The community is real — multigenerational, close-knit, the kind of place where your neighbors know your name and your children grow up with friends they’ll keep their whole lives.
And it almost never comes up in a general search.
That’s why we’re writing this. If you’ve been searching for a lake home in the tristate area and haven’t found what you’re looking for, we’d like to suggest that you might not have found Green Pond yet.
We’ve been here since the 1970s. We would love to introduce you.
